Rent Protection and Legal Expenses FAQ's
Q: Do my tenants need to be referenced and who can I use?
A: Yes, tenants need to be thoroughly referenced through Rentshield Direct. You can do this online by going to the Landlord section on this site.
Q: My tenants have adverse history; does this affect the referencing and me taking out this policy?
A: If a tenant has a CCJ or adverse history and are honest with us we tend to look more favorably towards the application. As long as the adverse history is not severe we may suggest a suitable guarantor is supplied.
Q: What is ‘Rent Protection’?
A: Rent protection will guarantee you receive your rent for a period of 6 or 12 months, depending on the length of policy, for as long as your tenant remains in your property but excludes the first calendar month’s rent.
Q: What is ‘Legal Expenses Cover’?
A: All reasonable and necessary costs charged by an appointed lawyer on a standard basis, costs incurred by opponents in civil cases if you have to pay them, or pay them with our agreement.
Q: Does the policy cover me for malicious damage?
A: Yes although the extent of the damage must be more than £1,000, external costs are limited to £10,000.
Q: My tenant is a professional why would they not pay the rent?
A: There are many reasons why a tenant can’t or won’t pay their rent. During the tenancy agreement the tenant may be made redundant, suffer an accident, sickness or even death, lose their job or go through a relationship break up.
Q: Can’t I just remove my tenant(s) if they get into rent arrears?
A: No, you have a contract with your tenant and by law you must keep to that contract. You must make attempts get possession under the mandatory grounds and you must give correct notices informing the tenant that you want possession of your property.
Q: If I make a claim and my policy expires before the claim is settled do I need to renew my policy?
A: No, a renewal will not be offered whilst a claim is in place. We will pay rent arrears owed by your tenant while we deal with a claim for repossession of your property. We will not pay more than 6 or 12 monthly payments depending on which policy you take out.
Q: What type of tenants do you accept?
A: Professional individuals, DSS or local authority and asylum seekers.
Q: If a tenant terminates their tenancy can the policy be carried through with a new tenant?
A: No each policy is a contract between yourself and your tenant. You would need to purchase a new policy.
Q: What policies do you offer?
A: We offer 6 or 12 monthly policies and a specific students policy for 12 months.

Q: If I increase the rental per month will it affect my policy?
A: Increasing the monthly rental by up to 10% will not affect the policy. You cannot increase the rental by more than 10% during the tenancy term.
Q: Who is the underwriter of the policy?
A: This policy is underwritten by DAS
Q: Does it matter how many tenants are on the policy?
A: No, as long as all the tenants are individually referenced for their share of the required rental and have been approved or have a suitable guarantor.

A:Let Rentshield Direct know straight away and we will deal with it for you and repossess your property.
